The selling process can feel complicated. This restored guide explains the nine main stages and how Jill supports you through each one.

1. Free market appraisal

Jill researches comparable nearby sales and discusses a realistic selling range for the current market.

2. Appointing your real estate agent

The listing appointment gives the agent authority to market and sell the property.

3. Marketing your property

Choose the right mix of property websites, photography, signage, brochures, local promotion and social media.

4. Buyer inspections

Jill handles enquiries, qualifies buyers, arranges private inspections or home opens and provides feedback.

5. Offers and the contract

An offer sets out the price, deposit, conditions and settlement requested. Jill negotiates until both parties reach an agreement.

6. Under contract

Most contracts include finance, building and pest conditions, along with any agreed special conditions.

7. Unconditional

Once all conditions are satisfied, the property is sold and preparations for settlement continue.

8. Pre-settlement inspection

The buyer usually checks the property shortly before settlement. Fixtures should remain unless excluded in the contract, and the home should be left neat and clean.

9. Settlement

The settlement agents complete the transfer and funds are exchanged. Then it is time to celebrate.
